East-facing vs west-facing house plans: what changes, and what doesn't

"East facing" is the first thing most Indian project brochures say, before the price and sometimes before the location. It is a real preference for a large share of buyers and it changes the plan more than most people realise. This is what facing actually means for a floor plan, where the two common facings put each room, and how to verify it instead of trusting the brochure.
What "facing" means
The facing of a house or flat is the direction the main entrance faces. An east-facing flat has its main door in the east wall; you step out of the door and look east. For an apartment, that is the wall with the corridor or lobby, so "east facing" also tells you the building is laid out with corridors on the east.
Facing is not the same as the direction of the balcony or the view. A flat can be east facing with its balconies on the west.
Why Indian buyers pay for east
Three reasons, in order of how often they are said out loud:
- Vastu. The east is the direction of sunrise and, in vastu shastra, of the entry of energy; an east entrance is the most sought-after, with north close behind.
- Light. East-facing living rooms get morning sun and are shaded by afternoon, which matters in Hyderabad, Chennai or Ahmedabad summers.
- Resale. Because of points 1 and 2, east- and north-facing units sell first and command a premium of a few percent in most cities. West- and south-facing units are often where the discounts are.
East-facing plan: typical placements
Vastu guidance for an east entrance, as most Indian architects apply it:
- Main door in the east wall, ideally in the north-east half of that wall.
- Living / drawing room immediately inside the entrance, in the east or north-east.
- Kitchen in the south-east corner (the "fire" corner); north-west is the usual second choice.
- Master bedroom in the south-west, which is the heaviest, most private corner.
- Children's or guest bedrooms in the north-west or west.
- Pooja in the north-east, or at least in the north or east of the flat.
- Toilets in the north-west or west; never in the north-east.
- Balconies and open space on the north and east.
West-facing plan: typical placements
A west entrance flips the logic without breaking it:
- Main door in the west wall, in the north-west half.
- Living room in the west or north-west.
- Kitchen still south-east if the shape allows, otherwise north-west.
- Master bedroom still south-west (this does not change with facing).
- Pooja still north-east.
- Toilets west or north-west.
- Balconies often end up on the east, which in a west-facing flat gives you the morning-sun side as your private outdoor space.
The point to notice: the master bedroom, pooja and kitchen corners are the same in both. What changes is where you enter and therefore the shape of the living and passage area.

In a tower with units on both sides of a corridor, the east-facing and west-facing flats are usually the same plan mirrored. The mirrored plan is the one to check: a kitchen that was south-east becomes south-west, which many buyers do not notice until the agreement.
How to check the facing on a plan
- Find the north arrow. If the plan has none, ask for the site plan or the typical floor plan with north marked.
- Find the ENTRY arrow or the main door's swing arc on the outer wall.
- The outer wall that holds the main door is the facing wall. Read its direction off the north arrow.
- Check your unit number on the typical floor plan. Twin units are mirrored; the brochure's hero plan is usually the east-facing one.

For developers and agents
Lead with facing in the listing because buyers filter on it, but show it: a north arrow on every plan, "East facing · entrance on the east wall" in the caption, and a 3D view with the same orientation. The units that stay unsold longest in most projects are the west- and south-facing ones, and the honest pitch for those is light, not vastu: evening sun, east balconies for the morning, often a better price for the same carpet area. A well-furnished 3D render of the west-facing unit does more for that pitch than another brochure line.
Frequently asked questions
Is a west-facing flat bad?
No. Vastu texts treat all four facings as workable with the right internal placements, and in practice west-facing flats in India often get better evening light and sometimes a lower price for the same layout. The 'east is best' preference is mostly market demand, not a rule.
How do I tell the facing of a flat from the plan?
Find the north arrow, then the ENTRY arrow. The direction you walk from the main door into the flat is the facing: if you enter from the east wall, it is east facing. Without a north arrow the plan cannot be checked.
Does a mirrored unit change the facing?
Yes. Builders often draw one plan and mirror it for the twin unit across the corridor. The mirror image has its entrance on the opposite side and its kitchen and master bedroom swapped, so check the plan of your specific unit number, not the typical plan.
Which facing gets more sun in a Hyderabad or Bangalore flat?
East-facing rooms get direct morning sun and are cooler by afternoon; west-facing rooms get direct sun from about 2 pm until sunset and run warmer in summer. North-facing rooms get even light all day; south-facing rooms get the most winter sun.
