More Indian flats are sold over WhatsApp than over any listing portal, and the floor plan is the most-forwarded file in that conversation. It is also the file that arrives blurry most often, because WhatsApp treats a plan like a holiday photo. Here is what to send, at what size, and how to caption it so the buyer's family can read it too.
Why plans blur
WhatsApp compresses photos on send: the long side comes down to about 1600 px and the JPG quality drops to a level where the gradients in a photo survive but thin black lines and 8-pt text do not. A floor plan is nothing but thin lines and small text.
Two things make it worse. Sending a 4000-px scan means WhatsApp downsizes it, which blurs the lines once, then compresses it, which blurs them again. And sending a screenshot of a PDF adds the screen's own scaling first.
The three ways to send a plan
1. As a photo, prepared properly. For the quick look and the forward. Make a 1080-px-wide JPG at 80–85% quality from the original (not from a screenshot), with the plan filling the frame. It previews inline, forwards cleanly, and survives WhatsApp's compression well enough that room names stay readable.
2. As a document. Tap the paperclip, choose Document, send the PDF or PNG. WhatsApp does not re-compress documents, so sizes stay sharp and the buyer can zoom in. The downside is no inline preview and a tap to open, which is why most agents send the 3D view as a photo and the 2D plan as a document.
3. As a 3D view. A furnished 3D render of the plan is the version people forward to family, because it needs no explanation. Render it square (1080 × 1080) with a title badge at the top ("3 BHK · East facing · 1,650 sft"), and it reads as a complete message even without a caption. Preparing the image
If you have the plan as a PDF page or a large scan:
- Export or crop it to just the unit plan. Remove the legend, the logo block and the site layout; they shrink the plan in the frame.
- Resize to 1080 px wide (or 1080 × 1080 for a square) with the free image resizer, choosing the WhatsApp preset. Nothing is uploaded; it runs in the browser.
- Keep the file under 500 KB. If it is bigger, the image compressor brings it down to a target size without visible loss on line drawings.

Common mistakes
- Sending the whole brochure PDF. It is 20 MB, it does not open on a slow connection, and nobody finds page 14.
- Screenshots of the portal listing. Half the plan, the portal's buttons, and a blur.
- Ten images at once. One 3D view and one 2D plan per unit. More than that and the one that matters is lost in the grid.
- No facing, no size in the caption. The first two questions back are always "which facing?" and "how many square feet?"; answer them before they are asked.
- Renders that do not match the plan. If the buyer's uncle reads plans, a merged room or a moved balcony in the 3D view ends the conversation. Use a renderer that keeps the layout exact, and check each one against the 2D before it goes out.
For WhatsApp Business
The catalogue grid crops images square, so a square render with the plan centred is the only version that survives it. Put the sizes and facing in the item description, link to the unit page on your site, and keep one catalogue item per unit type. Broadcast lists re-compress images the same way chats do, so the 1080-px preparation above applies.
