North-facing vs south-facing house plans: vastu, light and price

North-facing homes sell at a premium in most Indian cities and south-facing ones at a discount, yet the plan inside can be equally good. Here is what each facing does to the entrance, kitchen and bedrooms, how the sun treats each one through the year, and how to check a plan before you pay for the label.

Ask a channel partner in Hyderabad which units in a tower are left after launch weekend and the answer is almost always the same: the south-facing ones. Ask an architect whether a south-facing plan is worse and you get a shrug. Both are right. Facing changes the price of a home far more than it changes how well the home works, and that gap matters whether you are buying, selling or drawing the plan.

What the facing of a plan means

The facing is the direction the main entrance door faces. A north-facing villa has its gate and main door in the north boundary wall; a north-facing flat has its main door in the north wall, which on most Indian towers means the corridor or lobby runs along the north side.

Facing is not the direction of the balconies, the road or the view. A flat can be north-facing with all its balconies on the south. When you read a floor plan, find the north arrow first, then the main door, and the facing follows.

North-facing: why it carries a premium

In vastu shastra the north is associated with Kubera, the deity of wealth, and the north-east is the most auspicious corner of any plot. A north entrance is the second most sought-after after east, and in some cities (Bangalore in particular) it is priced level with east.

The sun agrees with the texts, for a different reason. India sits in the northern hemisphere, so for most of the year the sun travels across the southern half of the sky. A north-facing frontage never gets harsh direct sun; the living room stays in soft, even light all day and the front rooms are the coolest in the house.

The price follows. In most projects the north- and east-facing units are released first, sell first, and list a few percent above the rest of the floor. As of 2026 the premium is set by each developer and city; treat it as a market convention rather than a rule.

South-facing: what the discount is really about

The hesitation over a south entrance has two separate sources worth pulling apart.

The first is vastu. Classical vastu does not forbid a south entrance. It calls the south a heavy, stable direction, best suited to the master bedroom, storage and the thickest walls, and asks for a south door to sit in the south-east half of the south wall, away from the south-west corner. The flat rejection of anything south-facing is a modern, resale-driven simplification.

The second source is the sun, and this one is real. A south-facing frontage gets direct sun for much of the day, every day. In north India that is a feature: a south-facing living room in Delhi or Jaipur is warm and bright through a foggy January. In the south and west of the country it is a cost: the same room in Chennai in May needs deep balconies, a chajja, or an air conditioner working harder than the neighbour's.

The price gap prices both of these at once, and it usually overshoots. South-facing units are the ones left at the end of a launch, so they are where a negotiated discount, a waived floor-rise charge or a free car park is most often available.

Here is how an architect applying standard vastu guidance would lay out each facing. The master bedroom, pooja and toilets barely move between the two; the entrance, living room and kitchen do.

The practical takeaway is that a good south-facing plan is mostly a question of what sits along the south wall. Put the master bedroom, the wardrobe wall and the staircase there and the sun hits mass rather than glass. Put the living room's full-height sliding doors there and you have a greenhouse. Light and heat through the year

In summer (April to June), north-facing front rooms stay in indirect light and are the cooler option everywhere. South-facing front rooms take direct sun from mid-morning to late afternoon and need shading in the south and west of the country. In winter (December to February), south-facing rooms get low, warm sun deep into the room, a real comfort in Delhi, Chandigarh or Lucknow, while north-facing rooms are dimmer and colder.

How to check a plan instead of trusting the label

Brochures print "North facing" in large type and the plan in small type, and the two do not always agree.

First, find the north arrow on the floor plan and the main door. If the arrow points to the top of the page and the door is in the top wall, the flat is north-facing. If there is no arrow, ask for the sanctioned drawing; it always has one.

Second, open the project on a map in satellite view and see which side the tower lobby and road are on. A lobby on the south side under a brochure that says north-facing is a question worth asking before booking.

Which one should you buy?

Between two otherwise identical flats, the north-facing one is the safer resale and the cooler summer, and you will pay for both. If the south-facing one is a few percent cheaper, has a deep balcony or chajja on the south, keeps the living room off the south-west and puts the master bedroom against the south wall, it is a perfectly good home in the north of the country and an acceptable one in the south, provided you budget for shading.

What you should not do is pay a north-facing premium for a plan you have not looked at. The facing is one word on the brochure. The plan is the home.
